RML officially opens ‘OCC’ – the tallest Grade A+ luxury office building in Thailand. Collaborating with leading F&B and Lifestyle brands to enhance work and living experience as a new Lifestyle Destination in the heart of Bangkok

RML (Raimon Land Public Company Limited), Thailand's leading developer of luxury and ultra-luxury real estate, organized an official opening of ‘OCC (One City Centre)’, the tallest Grade A+ luxury office building in Thailand located right in the heart of CBD area with a skywalk connected to BTS Phloen Chit. OCC, which is valued at 8.8 billion baht, is a significant joint venture project between RML and Mitsubishi Estate (Thailand) Co., Ltd., Thailand base of global real estate giant from Japan and joint venture partner of OCC. The office space alone comprises around 55% of the total leasing, while the retail space alone boasts an impressive leasing rate of around 90%. With retail space encompassed premium cafés, restaurants, and a Sky Bar on the top floor of the building, it has made OCC a luxury office building that responds well to the needs of every group of customers and is ready to provide a comprehensive lifestyle to everyone in Phloen Chit area.

Mr. Korn Narongdej, Chief Executive Officer of RML, discussed “The market of Grade A+ office buildings are likely to improve as new supplies are gradually increasing due to growing demand from foreign companies in various industries from tourism and technology to consumer products. According to the research conducted by global investment and real estate consultants, 4th quarter of last year saw Grade A+ office buildings in CBD locations had a total leasable area of approximately 460,000 sq. m. The top 3 locations with the most leasable space included Phloen Chit and Chidlom area with leasable area of approximately 120,000 sq. m. and occupancy rate of 85%. Silom and Sathorn area ranked 2nd with leasable area of approximately 110,000 sq. m. and occupancy rate of 75%. Siam area ranked 3rd with leasable area of approximately 50,000 sq. m. and occupancy rate of 40%. It is clear that the Phloen Chit and Chidlom area has the biggest supply of leasable space and the highest occupancy rate compared to other CBD locations. It is expected that there will be an increase for new supply of Grade A+ office buildings entering the market in 2024. And as a result, the overall demand in this market has increased by approximately 370,000 square meters.”

“Phloen Chit - Chidlom is an area that continues to be a popular choice for big companies, both local and international ones, to establish their headquarters. This is because the area has always been a business center area surrounded by premium lifestyle. Therefore, it is no surprise that ‘OCC’, a new Grade A+ luxury office building in the area, has been very well received among customers. OCC has a total leasable space of approximately 61,000 sq. m., which can be divided into 57,000 sq. m. of office space and 4,000 sq. m. of retail space. Currently, world-renowned companies as well as leading companies in Thailand have leased space at the building that occupancy rate has already reached around 55% of total office space. We expect to see occupancy rate exceed 70% this year. As for occupancy rate for retail space, it already reached 90% which means there are only a few units left and we expect to see 100% occupancy rate for retail space this year,” added Mr. Korn.

Companies that have signed contract to lease office space at ‘OCC’ ranged from world-renowned companies to leading companies in Thailand they came from various industries including technologies, e-commerce, co-working space business, as well as financial and serviced businesses. Companies whose names can be disclosed include The Boston Consulting Group (Thailand), Pacific Prime Consultant, Constellation Nord, DLA Piper, BNP Paribas, 10 Bridge, Waylar Corporation, Mitsubishi Estate (Thailand) Co., Ltd., Mitsubishi Heavy Industries (Thailand) Ltd., Mitsubishi Power (Thailand) Ltd., Marubeni Thailand Co., Ltd., CBRE Thailand, Amadeus Asia, Cortina Watch, KOKUYO International (Thailand) Co., Ltd., Nihon M&A Center (Thailand) Co., Ltd. and JustCo, Asia’s leading flexible workspace solutions provider. Occupying the 37th to 40th floors of OCC, JustCo's coworking spaces have been launched since last September, with further expansion within the building planned for later this year.

At present, the retail space of the building is nearly full and all shops are expected to be opened in 2024. There is also Kinnie Food, a food court that offers foods at affordable prices for office workers as well as everyone in the Ploenchit area. More highlights are on 61s floor and 58th floor with luxury bar and upscale restaurant to be opened in the 1st and 2nd quarters respectively. The bar and restaurant were developed by Akara Hospitality, one of the leading food and entertainment business providers in Thailand.
