A Private Residence Club provides security of ownership, ease and flexibility of use and a guaranteed luxury experience.
2. How did the idea come about?
Initially, the concept evolved as a way to combine the benefits of owning a vacation home with the facilities and services offered by world-class five-star hotels. It also makes sound economic sense, as recent research concludes, that the majority of second home owners use their property for less than four weeks a year. The Private Residence Club offers an appealing and hassle-free way to enjoy vacation time.

4. Is Private Residence Club ownership the same as owning real estate?
Owners have all the rights and privileges of real estate ownership because they hold shares in an independent Property Owning Company that has title to their Residence. This means owners are entitled to sell their share, include their share in their will, allow friends to use it, and invite guests to share it with them.
5. Is a Private Residence Club the same as timeshare?
The only thing this luxury product has in common with timeshare is that time is the factor used to denote usage and ownership of the property. It is entirely different and superior in all other respects. The majority of owners see Fractional Ownership, and especially Private Residence Clubs, as being more like whole ownership without traditional whole ownership expenses.
6. What fractions are for sale at Raimon Land Private Residence Club?
The minimum offering is a 1/13th fraction or share in each Residence. However, many buyers will elect to own more than one share.
7. Who is responsible for designing and building the Residences?
The project is under the control of the Developer, Raimon Land, an acknowledged leader in the development of premier projects throughout Thailand. Without exception, Raimon Land's portfolio of properties contains some of the very best that Thailand has to offer.
8. Can Owners make alterations to the Residences or their interiors?
No. The strong performance of the Private Residence Club concept is reliant on maintaining professionally designed and appointed Residences. This is achieved through commissioning award-winning architects and interior designers and allowing them to deliver their very best work.
9. Will the Residences always be maintained to five-star standard?
Yes. All Residences and club facilities will most certainly be maintained to the luxury standards initially set.
10. How often can Owners stay at their Private Residence Club?
Owners can stay as frequently as they choose, subject only to availability. Owners are guaranteed a minimum of 3 weeks of use per year. These weeks can be selected and booked well in advance and travel can be planned around them. Additionally, owners will have unlimited access to Spontaneous Time on a space available basis. Thus, owners can book and plan well in advance and access the Club on a last minute (within 60 days) basis for quick get-aways.
11. How does the Use Plan work?
Owners select and pre-reserve use on a simple and equitable rotating priority basis.
12. Do all Owners have equal access and equal privileges at all times?
Yes. All our Owners are privileged and no one is permitted to monopolize holidays or other high-demand dates at the expense of other Owners.
13. Are Owners at Raimon Land Private Residence Clubs able to exchange with any other properties?
Yes. Owners may exchange time they own for other sensational locations. Through their membership to the IFA Collection and Registry Collection, Owners are entitled to exchange to over 160 affiliated properties around the world.
14. Can my unaccompanied guests vacation at Raimon Land Private Residence Clubs?
Yes. With Owners giving appropriate notice of arrival, guests may stay unaccompanied during any of an Owner's reserved visits. Guests will have all the benefits of ownership during their stay.
15. Is storage space available?
Yes. Owners can store personal items such as golf clubs, leisure wear, books and favorite photographs year round, providing a safe and convenient alternative to packing.
16. Are the Residences maintained on a daily basis, as they would be in a five-star hotel?
Yes. The Residences are managed and maintained to the same service level as a fine hotel property. And just as with a fine hotel, you can request more or less service as you desire.
17. Is there a concierge service at the Club and what can they help with?
Yes. At all of the Residence Clubs the management team and concierge can attend to things such as:
- Planning a daily itinerary
- Providing advice on the best activities and attractions
- Assisting with travel arrangements
- Stocking the kitchen with all required groceries and beverages
- Booking tee times, spa treatments, dining, and all other family or corporate activities
- Helping with anything else desired, such as arranging a local chef to prepare special meals or a babysitter for the children
18. Can a shares in a Raimon Land Private Residence Club be resold?
Yes. The shares in the ownership company may be freely traded subject to the terms and conditions of the sale and use agreement.
19. Do Residence Club Owners pay Annual Maintenance Fees?
Yes. Owners pay an Annual Maintenance Fee, which fund the professional management and operation of the Private Residence Club.
These Annual Fees are each Owner's pro-rata portion of the funds required to cover operating costs, including but not limited to: the ongoing administration of the Club, the reservation and customer service system, TV and high-speed Internet costs, staff salaries, supplies, maintenance, gardening, cleaning, housekeeping, laundry, legal, accounting, fuel, utilities, insurance, a reserve fund for the replacement and refurbishing of the facilities on a regular cycle to maintain the standards, and other costs associated with operating the Private Residence Club.
20. What do Owners pay when visiting The Heights Phuket Private Residence Club?
While in Residence, Owners pay only for expenses they incur when using the amenities of the property that require payment, such as restaurant and spa charges, limousine travel, pre-arrival shopping and baby sitting.
