Zire Wongamat Construction Update

Less than one year after its official launch Zire Wongamat's North Tower is completely sold out and two-thirds of the project's 480 units have now been booked.

Both Thai and foreign buyers have been interested in the condominium's beachfront location with accessible average prices at Baht 99,500 only per square metre. To date, about 86% of apartments have been sold to Thai nationals.

On November 10, 2011, Raimon Land awarded the piling contract to Italthai Trevi Co., Ltd., Thailand's premier foundation specialists and work began shortly thereafter. Tendering for the main building works has been submitted and is under adjudication. The main contractor will take possession of the site immediately after completion of piling works scheduled for April 2012.

185 Rajadamri Construction Update

The Main Contractor has placed 7,317 cubic meters of concrete into the mat foundation and the basement wall and columns works are 50% completed.

The Main Contractor is progressively dismantling the temporary working platforms and multi-level substructure bracing which protected the surrounding site from subsidence.

A finalized recovery programme is to be submitted and implemented by the Main Contractor. Raimon Land's objective is to recover any lost time within the construction of the superstructure without adversely delaying delivery of the project.

The River Construction Update

Work continues to bring the project to Occupation Permit Inspection scheduled for December. The inundation of greater Bangkok has directly disrupted the logistical supply chain for materials, labour and transport. The delays arising indirectly from such flooding remain to be quantified and will become the subject of recovery programme once the extent is understood.

Both the South and the North Tower's structure has been completed and the curtain wall and window wall is complete.

Critical path works of architectural trades, MEP and finishing trades continues. internal ceiling works to corridors, lift lobbies, unit bathrooms and waterproofing/wall/floor tiling/wood flooring are ongoing. Mechanical (fire, sanitary and MVAC systems) and electrical services are ongoing. Testing of mechanical, electrical, fire safety and MVAC systems is continuing. Main transformers, stand-by generators and main distribution boards installation is complete and the project has been energized.

The main entrance lobby contracts and kitchen installations are both ongoing.

Civil and external works on roads, boundary fence and drainage are near completion while the car park/podium cladding is being finished.

VUE Boutique Shopping Mall

The Vue shopping mall comprises 7,800 sq.m GFA with 3,850 sq.m NSA with a 1 level basement retail and car parking area, four floors of retail space including pedestrian circulation areas, footpaths and seating areas.

The project is complete and is awaiting finishes to the architectural facade which has been impacted by recent flooding in Ayutthaya. Anticipated final completion is late January 2012. External works including softscape planting has also been delayed due to flooding of nursery gardens.

Occupation Permit authority applications are in progress.
