On September 10th and 11th, Piaras Moriarty, Raimon Land's Vice President of Client management, will head to Singapore to put on an educational seminar Entitled "Thailand Property Investment". 3rd Asia pacific Housing Forum & Exhibition at Queen's Park Hotel

Zire Wongamat Construction Update

Zire Wongamat is continuing as scheduled. The advance works package comprising Beach Club, incorporating a show unit and sales office facilities, swimming pools and landscape beach frontage are complete. Tendering for the piling works has been completed and is pending Contract award in the near future.
Raimon Land held a merit making ceremony recently in the presence of the local Brahmin priest. The new Zire Wongamat project received blessings while the new spirit house was placed beside an auspicious old tree. The Thai traditional spirit house is intended to provide a shelter for spirits which could cause problems for the people if not appeased. Thus, Raimon Land employees were sure to leave votive offerings including beautiful flowers, fruits and traditional Thai foods.

185 Rajadamri Construction Update

Project progress in August continued according to programme.
The tower crane installation works, general site establishment and temporary site offices have been completed. Temporary enabling works comprising steel working platforms and multi-level substructure bracing to protect the surrounding site from subsidence and to facilitate the excavation works is ongoing. Contractor commenced the pile cut off and pile cap construction with the RC Mat foundation works planned for September.
The Procurement Contract for steel reinforcement has been awarded for commencement of progressive delivery with immediate effect. The procurement contracts for Facade & Curtain Wall and the Passenger Lifts have been awarded and commencement of design coordination is ongoing.
Other major procurement contracts are currently being studied and will be awarded for Concrete and others in due course.

The River Construction Update

Both the South and North Tower's structure have been completed and the structural steelworks for the building crown is complete and glazing has commenced. The overall podium structure is now finished with minor Hardscape finishing works being finalised. Softscape works on Level 5 Podium Deck have also been awarded. Progress on Tower A Glass Curtain Walls installation stand at 94% with Window Wall system at 93% and Balustrades at 85%. Progress on Tower B Glass Curtain Walls installation stand at 99.8% with Window Wall system at 93% and Balustrades at 99.5%. Structural steelwork for Entrance Drop Off canopies has been fabricated and installation is ongoing.
Critical Path works of Architectural trades, MEP and finishing trades is progressing well with Architectural works, including unit partition walls, masonry and plastering reaching Level 71 on Tower A and they have been completed in Tower B. Internal Ceiling works to corridors have reached Level 34. Lift Lobbies, Unit Bathrooms and waterproofing/wall/floor tiling/wood flooring are ongoing. First fix Mechanical (fire, sanitary and MVAC systems) and Electrical services are ongoing up to Level 62 Tower A and Level 41 Tower B. Subsequent trade activities for the M&E 2nd fix trades activities is progressing to allow the commencement of ceiling closures. Testing of Mock-Up Suites MVAC systems is complete and the installations are now progressing in the residential Units. Main MEP Plant including transformers, Stand-By Generators and Main Distribution Boards site installation is progressing and Vertical riser pipes for all mechanical and water services are advancing.
The Kitchens installation is ongoing and Passenger and Service lifts are complete and being employed as CTU (Construction Lifts to enable movement of construction workers) and will be serviced before final commissioning for public use. Lift car fit out contract has been awarded. Residential Level Lift Lobby contracts have been awarded and installation is ongoing. Contracts have now been awarded for the Main Lobbies' fit-out as well as Gymnasiums and Sky Garden works. Delivery schedules of domestic appliances have been agreed and the appliances are being prepared for delivery to the site.
Civil and External Works on roads, boundary fence and drainage are progressing and Car Park/Podium cladding has been approved and is being installed while Principal Utility connections and incoming services are awaiting authorities for installation planned for September 2011.

VUE Construction Update

The Vue shopping mall comprises 7,800 sq.m GFA with 3,850 sq.m NSA with 1 level basement retail area and car parking; four floors retail area including pedestrian circulation areas, footpaths seating areas. The construction Contract was awarded mid December 2010 with completion planned 10 months later at end of October 2011.
The basement works are 100% complete with the exception of the car access/egress ramp nearing completion. The main M&E plant rooms, waste water treatment, water storage tanks are complete with M&E works in progress. Basement masonry walls and architectural works are 70% complete with M&E works 35% complete.
The superstructure ground and second floor slabs and columns are complete with third floor slabs 75% complete and forth floor 25% complete.
Lifts, aluminium, glazed windows and shop fronts are under fabrication. Lift contract is awarded and delivery is due in September 2011.
Authority applications for utility services are in progress.
External works comprising hardscape finishes, parking, traffic circulation, water features and security is under construction. Softscape planting has been awarded and will be installed in September.
