Zire Wongamat Construction Update

The advance works package comprising Beach Club, incorporating a Show Unit and sales office facilities, swimming pools and landscape beach frontage is complete. Tendering for the piling works has been awarded to ItalThai-Trevi Co., Ltd, and commenced on November 7, 2011. This marks the third project between Raimon Land and Ital-Thai Trevi, following their successful collaboration for the main towers of The River along the Chao Phraya as well as The Lofts Yennakart.
Concurrently, the final design drawings and documentation for the structure, architectural and mechanical electrical works is complete and will be tendered with piling works being installed. The main contractor will be able to take possession of the site for commencement of building operations immediately after completion of piling works.

185 Rajadamri Construction Update

Project progress in October delayed due to the disruption by widespread flooding situation which will affect the construction programme.
Temporary enabling works, Pile cut-off, installation of steel reinforcement and placing of 2,150 cubic meters of Mat Foundation Zone 1 are completed. The installation of steel reinforcement for Zone 2 RC Mat foundation is completed but concrete pour is delayed due non-availability of concrete.
Apart from the above immediate impact, there are many other flood related issues directly affecting sites within Bangkok, related to problems with manufacture and supply of building materials and availability of skilled labour.
Raimon Land will closely monitor all issues that have arisen impacting the 185 Rajadamri project for further developing catch-up recovery programme.

The River Construction Update

Work has continued at high intensity to bring the project to Occupation Permit Inspection scheduled for December. The major impediment to achieving this date is the potential impact of the inundation of Bangkok which directly affects availability of materials, labour, transport. Anti-Flood mitigation measures have been implemented on site to protect the works. The overall impact and delays arising from flooding, if any, will be monitored and will become the subject of recovery programme once the extent is understood.
Both South and North Tower's structure has been completed and the curtain wall and window wall is nearing final completion.
Critical Path works of Architectural trades, MEP and finishing trades is intense with Architectural works, including unit partition walls, masonry and plastering, have continued. Internal Ceiling works to corridors , Lift Lobbies, Unit Bathrooms and waterproofing/wall/floor tiling/wood flooring are ongoing. Mechanical (fire, sanitary and MVAC systems) and Electrical services are ongoing. Testing of Mechanical, Electrical, Fire Safety and MVAC systems is continuing. Main transformers, Stand-By Generators and Main Distribution Boards installation is complete and undergoing final inspection and certification for energizing the building.
The Kitchens installation is ongoing. Main Lift Lobby contracts is ongoing.
Civil and External Works on roads, boundary fence and drainage are near completion. Car Park/Podium cladding is being installed. Principal Utility connections and incoming services are completed.

VUE Construction Update

The Vue shopping mall comprises 7,800 sq.m GFA with 3,850 sq.m NSA; with 1 level basement retail area and car parking; four floors retail area including pedestrian circulation areas, footpaths seating areas.
Arising from BMA notification of impending 'unprecedented' flooding, flood protection barriers have been erected to protect the site in the eventuality of general inundation in the area. The structural design raised the level of buildings, external car park and entrance to the basement so that under normal circumstances there would be no flooding. Notwithstanding this, main electrical equipment, distribution boards, panel boards, pump motors and ventilation equipment is being removed as preventative flood protection activities. Numbers of skilled labour on site have been reduced due workers and families being impacted by the floods. Some construction materials are in short supply due impact of floods on raw materials, manufacturing and sub-contractor premises.
The basement works are complete with the including the car access/egress ramp. The M&E plant rooms, waste water treatment, water storage tanks are complete.
The concrete superstructure ground, 2nd, 3rd and 4th floors are complete with architectural finishes being completed in the common areas. Whilst the structural steel roof framing has been erected the special purlins, battens and decorative ceiling has been delayed due to flooding of the manufacturing plant in Ayutthaya.
Aluminium windows and shop fronts are now complete. Lift delivery is due in October 2011 and installation is planned to be complete in November.
Authority applications for utility services are in progress.
External works comprising hardscape finishes, parking, traffic circulation, water features, security and softscape planting is ongoing subject to potential delays from flooding.
