Raimon Land Announced Company's performance for the first quarter of 2011

On Monday 30 May 2011, Raimon Land Chief Executive Officer Hubert Viriot announced financial results for the first quarter of 2011. Although new accounting rules impacted our income statement in 2011, but the Company presented strong sales numbers with a secured sales backlog of nearly Bt 15 billon, of which 10.3 Billion Baht related to sales at The River project in Bangkok (representing 73% of the total sales value of that project).

Raimond Land's financial results also indicated how it plans to continue to build strength and diversify in the next five years. One or two new launches will be planned a year in Bangkok and Pattaya targeting both "high-end" and "top-end" market segments by introducing new income-generating and service based elements to its projects. Recently we announced Vue and The River Promenade, which will be located adjacent to The River in Bangkok and feature an upscale recreational area including dining, club lounges and other leisure outlets. The two new projects are to achieve a stable and sustainable growth in earning over the next few years and ultimately to maximize the value for the shareholders.

185 Rajadamri

185 Rajadamri Contract has been awarded to Bouygues Thai and the early mobilisation works have commenced. Piling for the temporary earth works retaining structures and tower crane base has started; site access control; stores; vehicular gates; wheel wash facilities all as per the Environmental Approval have been commenced. Temporary works design for the deep excavations are under scrutiny and approval process, excavation to start by end of May. Master Construction Programme, Project Management Plans, Procurement, Manpower and Plant and Equipment schedules are due to be tabled by end of May. Temporary site office has been opened pending such times permanent site offices can be erected within the Podium for the duration of the Contract.

Procurement Contract for steel reinforcement has been awarded for commencement of progressive delivery this month. Other major procurement contracts will be entered for Concrete, Façade and Curtain Wall, Passenger Lifts etc.

The River

Project progress up to the end of May continued according to programme.

Both the South and North Tower's structure has been completed; the structural works for the building crown is ongoing. The overall podium structural progress (podium A, B and C) remains at 99.88% finished, the Hardscape finishing works are progressing throughout the Podium and surrounding Ground Floor areas. Cooling Towers and staircases are now complete. Softscape works on Level 5 Podium Deck are about to be awarded. South Tower Glass Curtain Walls installation has reached Level 67, Window Wall system has reached Level 57; North Tower Glass Curtain Walls installation has reached Level 41 and Window Wall system has reached Level 38 in Tower B. In both Towers installation of glass balustrades has been commensurate with Curtain Wall installation.

Critical Path works of Architectural trades, MEP and finishing trades is now intensifying with Architectural works, including unit partition walls, masonry and plastering, have reached up to Level 68 Tower A; Level 42 Tower B and works are ongoing. Internal Ceiling works to corridors, Lift Lobbies, Unit Bathrooms and wall/floor tiling/wood flooring are commencing. First fix Mechanical (fire, sanitary and HVAC systems) and Electrical services are ongoing up to Level 59 Tower A and Level 41 Tower B. Subsequent trade activities for the M&E 2nd fix trades activities is progressing to allow the commencement of ceiling closures. Testing of Mock-Up Suites HVAC systems is complete subject to final adjustment and balancing. Main MEP Plant including transformers, Stand-By Generators and Main Distribution Boards are now on site awaiting installation. Vertical riser pipes for all mechanical and water services are advancing. Sanitary appliances, fan coil units and condenser units are on site together with floor and wall tiles.

Passenger and Service lifts have arrived on site with guide rails installation works continuing. CTU (Construction Lifts) are have been commissioned and are operational for construction services up to Level 40. Final fix of the CTU lifts to high zone will be completed by end of May.

The first Mock-up Kitchens are complete and approved; project manufacture has begun and will continue according to programme. Residential Levels Lift Lobby contracts have been awarded and installation commenced. Delivery schedules of domestic appliances have been agreed and the appliances are being prepared for delivery to site.

Civil and External Works on roads, boundary fence, drainage, retention tanks are progressing. Test panels of Car Park/Podium cladding have been erected for inspection and approval.

Zire Wongamat

The Zire Wongamat project comprises two residential towers 37 and 54 storey's respectively together with Car Park building, Beach Club and landscape gardens. The existing EIA and building permit are in process of being modified to accommodate the latest design and Unit Mix changes and are due to be completed by May 2011. Piling works are programmed to commence June 2011 once building permit has been issued. Tendering of the main building contracts will be run concurrent with the piling works.

Currently an advance works package comprising Beach Club, incorporating a Show Unit and sales office facilities, swimming pools and landscape beach frontage has been started on 18th March. Current progress sees completion of the piling works, substructure and main drainage around the Beach Club. Peripheral and site drainage is ongoing together with the completion of earthworks for the landscape areas. Drainage retention tank and pool pump room base slabs and walls are complete awaiting cover slab. Beach Club substructure, floor slab, columns and roof slab have been completed. Mechanical & electrical first fix works together with water supply tanks and septic tank drainage are almost complete. The advance works are currently on programme and are scheduled to be completed by end June 2011.
