Zire Wongamat - Show Suite Launch and Construction Update

On July 29, 2011, Raimon Land officially launched their onsite show suite and sales office to the public with a ceremonial ribbon cutting amid a flood of local and national media representatives at the beautiful Wongamat beach.

Headed by Chief Executive Officer Mr. Hubert Virot, the launch was attended by Pattaya Councilor Mr. Rattanachai Sutthidechachai, Secretary to the Chairman of the Pattaya Council Mr. Ekasit Ngampiches as well as Raimon Land's executive team.

More than 120 attendees registered over the three day event with congratulations due to the lucky draw winners Ms. Pattina kitina, Ms. Laor Chaiyanboon and Mrs. Warunee Wanichprasertporn.

The Zire Wongamat show suite and sales office launch is Raimon Land's latest push into the Pattaya market. The project is scheduled to be completed in 2014.

Construction wise, the advance works package comprising Beach Club, incorporating a Show Unit and sales office facilities, swimming pools and landscape beach frontage were completed at the end of July on schedule and in time for the show suite launch.

Tendering for the piling works has been completed and is pending technical appraisal before potential Contract award in the near future. The final design drawings and documentation for the structure, architectural and mechanical electrical works are scheduled for completion within the next 6-8 weeks. These will be tendered concurrent with piling works being installed and the main contractor will be able to take possession of the site to begin building operations immediately after completion of piling works.

185 Rajadamri – Construction update

Project progress in July continued according to programme.

The tower crane installation works is complete and site offices have been erected.

Temporary enabling works comprising working platforms and multi-level substructure bracing to protect surrounding site from subsidence and to facilitate the excavation works is ongoing. Inclinometer & Piezometer Installation are 100% completed.

The procurement Contract for steel reinforcement has been awarded and delivery will commence immediately. The procurement Contract for Facade and Curtain Wall has also been awarded and commencement of the design coordination exercise is ongoing. Other major procurement contracts are currently being studied and will be awarded for concrete, passenger lifts, etc ., in due course.

The River – Construction update

Project progress up to the end of June continued according to programme.

Both the South and North Tower's structure has been completed; the structural steelworks for the building crown is complete awaiting secondary framing and partial glazing. The overall podium structure (podium A, B and C) remains at 99.88% finished, the Hardscape finishing works are progressing throughout the Podium and surrounding Ground Floor areas. Softscape works on Level 5 Podium Deck have been awarded. South Tower Glass Curtain Walls installation has reached Level 70, Window Wall system has reached Level 67; North Tower Glass Curtain Walls installation is complete to Level 41 and Window Wall system has reached Level 41 in Tower B. Installation of glass balustrades has reached Level 68 Tower A and is 100% complete in Tower B. Structural steelwork for Entrance Drop Off canopies is well developed.

Critical Path works of Architectural trades, MEP and finishing trades is now intensifying with Architectural works, including unit partition walls, masonry and plastering, have reached up to Level 71 Tower A and have been completed in Tower B. Internal Ceiling works to corridors have reached Level 34. Lift Lobbies, Unit Bathrooms and waterproofing/wall/floor tiling/wood flooring are ongoing. First fix Mechanical (fire, sanitary and HVAC systems) and Electrical services are ongoing up to Level 62 Tower A and Level 41 Tower B. Subsequent trade activities for the M&E 2nd fix trades activities is progressing to allow the commencement of ceiling closures. Testing of Mock-Up Suites MVAC systems is complete and the MVAC installations are now progressing in the residential Units. Main MEP Plant including transformers, Stand-By Generators and Main Distribution Boards site installation is progressing. Vertical riser pipes for all mechanical and water services are advancing.

The Kitchens have been received on site and installation is commencing according to programme. Passenger and Service lifts are complete and being employed as CTU (Construction Lifts to enable movement of construction workers) and will be serviced before final commissioning for public use. Lift car fit out contract has been awarded. Residential Level Lift Lobby contracts have been awarded and installation is ongoing. Contracts have now been awarded for the Main Lobbies fit-out, Gymnasiums, Sky Garden works. Delivery schedules of domestic appliances have been agreed and the appliances are being prepared for delivery to site.

Civil and External Works on roads, boundary fence, drainage, retention tanks are progressing. Test panels of Car Park/Podium cladding have been erected for inspection and approval. Principal Utility connections and incoming services have been contracted to appropriate authorities for installation.

Raimon Land Headlines at Thailand Property Investment Seminar in Singapore

Singapore's Conrad Centennial Hotel hosted Raimon Land in partnership with United Overseas Bank and Black Diamond Real Estate for a complimentary investment seminar for the Thai market on July 22 and 23.

Over 250 people attended the two day information seminar that featured presentations by Raimon about potential Thai property investments as well as a brief introduction of Raimon Land PLC.

Attendees found the presentations informative which touched on topics like the advantage of investing in Bangkok versus other Asian capitals, the potential of the Pattaya beachfront, as well as a how-to guide of purchasing property in Thailand.

The two day event also offered personalized one-on-one meetings where Singapore investors snapped up over twelve units on offer from Raimon Land's portfolio of projects including Northpoint, Zire Wongamat and 185 Rajadamri with The River attracting the bulk of the attention.
